For new construction, AI estimates were within 10–15% of actual contractor quotes on structural costs. Total project estimates were within 15–20%, with AI consistently underestimating finishing costs by 20–30%.

AI tools systematically underestimate finishing costs — modular kitchen, premium bathroom fittings, and designer flooring can easily double the standard estimate. Always get itemized quotes from contractors for finishes.
Overall Accuracy: Renovation
Renovation estimates were less accurate (±20–30%) because AI cannot account for hidden issues — rotten wood, old plumbing that must be replaced, structural cracks discovered during demolition. Always add 25% contingency for renovations.
Where AI Beats Contractors
- Structural cost accuracy — AI has no incentive to over-quote
- Material quantity calculation — formulas are math-based and reliable
- Detecting unreasonable quotes — AI makes inflated contractor quotes obvious
- Comparing options — AI can instantly compare brick vs AAC, copper vs CPVC
Where AI Falls Short
- Cannot see your actual site — soil conditions, access, existing structure
- Cannot assess labour availability in your specific area
- Finishing costs need human judgment — too many variables
- Doesn't know about local material shortages or price spikes
- Cannot account for irregular plot shapes or complex structural requirements
